For 15% of revenue, we handle reservations, communicate with guests, schedule cleaning services, update the calendar/pricing, and manage check-ins with a self check-in solution (e.g., a smart lock or lockbox). This works great for hosts that have a local support network to prepare the home for guests, restock supplies, schedule maintenance, and handle guest issues and emergencies. This tier also works well for hosts that aren't always able to accept calls or respond to messages throughout the night, at work, or because of other lifestyle conflicts.

For 20%, we take care of everything above—but in addition—offer interior design services, take professional photos, create/copyedit the listing, get the home ready for guests, prepare a guidebook, restock essential supplies, coordinate maintenance, and will handle guest issues or respond in case of an emergency. This seems to be the best choice for hosts and property investors that don't live in Tokyo, or don't have a well-established local support network to handle the necessary aspects of hosting.

HIGHLY RECOMMENDED. I have to start by saying Eric is an excellent host -- his communication is VERY GOOD and he tries to help as much as he can. I was in Tokyo on a business trip and Eric went out of his way to find and give detailed directions to nearby co-working spaces. I have been to more than a dozen Airbnb's in Asia, America and Europe and Eric has to be at the very top. The apartment is relatively small, but it is nonetheless good value considering it is in Shibuya or downtown Tokyo.
